What we offer
Everything you need to buy property in Spain safely, in English, from start to finish.
Our commitment
Many buyers in Spain use a gestor or rely on the seller's agency to handle the legal side. This is one of the most common — and expensive — mistakes foreign buyers make.
Our service covers every legal aspect of your purchase, from the first property search check to the final registration of the deed in your name. We work exclusively on the buyer's side, which means our only interest is protecting yours.
Services in detail
Before you commit any money, we investigate the property thoroughly. This includes verifying legal ownership at the Land Registry, checking for mortgages, liens, or encumbrances, confirming planning status and building licences, reviewing the community of owners accounts for outstanding debts, and identifying any illegal structures or extensions that could affect the sale or future resale.
In Spain, outstanding debts on a property — including unpaid community fees, utility arrears or mortgages — can legally transfer to the new buyer. Our due diligence report eliminates this risk before you sign.
Spanish property transactions involve several contract stages: the reservation contract, the private purchase agreement (contrato de arras), and the final public deed at the notary. Each of these is a legal document with significant financial consequences if incorrectly worded.
We review every contract before you sign, negotiate terms that protect your deposit and your right to withdraw if legal problems are discovered, and ensure the agreed conditions are accurately reflected in the text. We translate and explain every clause so you always know what you're committing to.
Obtaining a mortgage in Spain as a non-resident is possible but involves additional steps and documentation compared to residents. Spanish banks typically lend up to 70% of the property value to non-residents, and requirements vary significantly between lenders.
We guide you through the entire process: preparing your financial documentation, liaising with banks on your behalf, reviewing the mortgage offer and all associated conditions, and ensuring you understand the total cost of borrowing — including arrangement fees, life insurance requirements and notary costs. For detailed tax implications of a Spanish mortgage, we connect you with our partners at International Tax Legal Spain.
Buying property in Spain triggers several taxes that must be calculated and paid correctly to avoid penalties. These include the Property Transfer Tax (ITP) on resale properties, VAT and Stamp Duty (AJD) on new builds, Plusvalía Municipal (local council land value tax), and annual non-resident income tax if you own the property but do not live in Spain.
We calculate your purchase taxes accurately and file all required declarations on time. For ongoing fiscal matters — annual tax returns, wealth tax, residency planning — we work alongside our trusted partners at International Tax Legal Spain, who specialise exclusively in tax law for non-residents.
The NIE (Número de Identificación de Extranjero) is a tax identification number required for almost every official act in Spain — opening a bank account, signing contracts, paying taxes, connecting utilities and registering property ownership. Without it, your purchase cannot proceed.
We handle the NIE application process for you — or by power of attorney if you are not in Spain — and guide you through all other administrative requirements: opening a Spanish bank account, registering on the municipal padrón if relevant, and ensuring all paperwork is in order before completion day.
The final stage of a Spanish property purchase takes place before a Notario — a state-appointed official who verifies the transaction and gives it legal force. The notary works for neither buyer nor seller; they are there to witness and certify, not to advise you.
We prepare the public deed (escritura de compraventa), coordinate with the notary's office, confirm all conditions are met, and attend alongside you or represent you by power of attorney if you cannot be present in person. After completion, we register the deed in your name at the Land Registry and manage the payment and filing of all applicable taxes.
If you plan to rent your property on platforms like Airbnb, Booking.com or similar, you will need a tourist licence in Andalucía. Without it, advertising your property for short-term rental is illegal and subject to significant fines.
We coordinate your tourist licence application through our specialist partners at Licencia Turística Andalucía, who manage the full process from property compliance check to licence registration.
