Buying Property in Spain as a Scandinavian National: Complete Guide
Note for Norwegian and Icelandic buyers: Norway and Iceland are not EU members but are EEA members. You have most of the same rights as EU citizens in Spain, including residency and property ownership rights without restriction.

Scandinavian Buyers on the Costa del Sol

Buyers from Sweden, Norway, Denmark and Finland are among the most active Scandinavian communities on the Costa del Sol. Swedes in particular have a long tradition of buying in the Marbella and Estepona area. The combination of climate, lifestyle and relatively accessible property prices (compared to Stockholm or Oslo) makes the Costa del Sol a perennial favourite.

EU vs EEA vs Third Country

The Buying Process

The process is identical to other nationalities: NIE application, bank account, due diligence, arras contract, Spanish mortgage (if needed), notary completion. We have helped many Swedish, Norwegian, Danish and Finnish buyers through the complete process in English.

Tax Obligations for Scandinavian Non-Resident Owners

Spain charges all non-resident property owners an annual income tax (IRNR). For EU/EEA nationals:

Scandinavian countries all have their own domestic rules for declaring foreign property. Swedish residents must declare the Spanish property to Skatteverket; Norwegians to Skatteetaten; Danes to Skat. Each country has its own treatment of deemed returns, rental income and capital gains. Take local tax advice in your home country alongside Spanish advice.

Double Taxation

Spain has bilateral income tax treaties with Sweden, Norway, Denmark and Finland. These generally allocate taxing rights on Spanish real estate income to Spain, with the home country giving a credit for Spanish tax paid. Capital gains on Spanish property are generally taxed in Spain; your home country credits the Spanish tax. The specific mechanics vary by country β€” take specialist advice.

Capital Gains Tax on Sale

19% Spanish CGT on net gain as an EU/EEA resident. 3% buyer retention applied. Modelo 210 filing required. Must be declared in your home country (with credit for Spanish tax).

Spanish Mortgage for Scandinavian Buyers

Spanish banks are familiar with Scandinavian buyers and accept income documentation from these countries. LTV for non-residents is typically 70%. Mortgage terms and conditions are the same as for other international buyers. We assist with the full process including reviewing the FEIN binding offer.
